GDA Securities Ltd ACN 105 612 600 ('GDA Securities') is a Hobart based unlisted public company. GDA Securities holds an Australian Financial Services License (#233013) issued by the Australian Securities & Investments Commission ('ASIC') entitling it to act as a Responsible Entity. The registered office of the Company is located at Level 2, 94 Liverpool Street, Hobart, Tasmania, Australia 7000.
Since its incorporation in 2003, GDA Securities has established and currently acts as the Responsible Entity for the GDA Diversified Property Trust ('GDA DPT'). The GDA DPT was launched in December 2004 and currently owns a portfolio of commercial properties that are diversified by geographic location, tenant and property type. GDA Securities’ key objectives are to:
• Undertake further equity raisings for the GDA Diversified Property Trust so as to facilitate the growth of the portfolio. Growing
the portfolio has the potential to increase returns over the long term and further minimise risk by reducing the importance of any
one asset to the overall portfolio.
• Establish a number of additional investment products which provide investors with competitive returns.
In working toward these objectives GDA Securities aims to minimise investment risk, where possible. Taking the GDA Diversified Property Trust as an example, investment risks are mitigated in the following ways: - • Selection of assets that provide sound diversification by geographic location, sector and tenant,
- • Active management of the spread of lease renewals in order to maximise the weighted average lease expiry of the portfolio,
- • Entering into interest rate management agreements to protect against rising interest rates,
• The maintenance of significant working capital and cash reserves to minimise the impact of unforeseen capital expenditure,
repairs or maintenance and other unexpected events.
